
Why Realtors Ask: “Are You Already Working With an Agent?”
If you’ve ever reached out to a Realtor about a property and been asked, “Are you currently working with an agent?”, you might have been annoyed and wondered
— why does everyone ask that!?
It’s a fair question. To many buyers, it can sound like gatekeeping or unnecessary formality, but in reality, it’s one of the most important and respectful questions a Realtor can ask.
At Urban Haven Group, we ask this upfront not because we’re nosy — but because we take your representation (and the legal side of it) seriously.
1. Alberta Realtors Must Follow Strict Agency Rules
In Alberta, Realtors are bound by the Real Estate Act and by RECA (the Real Estate Council of Alberta). These rules outline very specific boundaries about representation, confidentiality, and loyalty.
When you sign an Exclusive Buyer Representation Agreement with a Realtor, that agent becomes your official representative. They owe you full fiduciary duties — including confidentiality, advocacy, and acting solely in your best interest.
If another Realtor were to step in and start showing you properties or offering advice while that agreement is active, they could be crossing legal and ethical lines — even unintentionally.
So when we ask if you’re already working with an agent, it’s our way of making sure we don’t interfere with an existing contract or compromise another agent’s relationship with their client.
2. It’s About Respect — for You and for the Industry
Real estate in Alberta operates on trust and professionalism. If you’re already represented, we respect that relationship and won’t step on another agent’s toes.
If you’re not yet working with anyone, then our follow-up questions will help us understand your goals and whether we’d be the right fit for you. It’s about setting clear expectations from the start.
3. It Helps Us Serve You Better
If you are already represented, we can still provide general information — for example, details about a listing or open house times — but we’ll direct more specific or strategic conversations (like negotiations or offers) back to your own Realtor.
If you’re not under contract, knowing that early on lets us explain how representation works, what you can expect from us, and how we protect your interests throughout the buying process.
4. Exclusive Agreements Protect Everyone
Those buyer representation agreements aren’t just paperwork — they protect both you and your Realtor. They outline duties, expectations, and ensure that your best interests are front and centre.
By checking in about existing agreements, we avoid putting you (or your current agent) in an awkward position and ensure everything is handled above board.
5. Bottom Line: It’s About Transparency and Professionalism
When a Realtor asks if you’re already working with someone, they’re really saying:
“We want to make sure we do this the right way.”
