Buying vs. Renting — Which is better?
Few debates come up more often than buying versus renting. Friends, family, headlines, and social media all have opinions — but opinions don’t pay mortgages. Numbers do.
The truth is this: buying is not always better than renting, and renting is not throwing money away. The right choice depends on timing, lifestyle, and long-term plans.
The Real Costs of Renting
Renting offers flexibility and predictability. Your monthly rent is usually your largest expense, and major repairs are not your responsibility. This can be appealing for people who value mobility or are early in their careers.
However, rent almost always increases over time. In many Alberta markets, rental rates have risen faster than wages over the past several years. Rent payments also build zero equity, meaning once the payment is made, that money is gone.
Over a five- to ten-year period, many renters are surprised to realize they’ve paid tens — sometimes hundreds — of thousands of dollars with no asset to show for it.
The Real Costs of Buying
Buying comes with upfront costs: down payment, closing costs, maintenance, property taxes, and insurance. These are real and should never be ignored.
That said, ownership also builds equity with every payment, offers protection against rising rents, and provides long-term financial leverage. Mortgage payments remain relatively stable over time, while rents tend to rise.
In Alberta, mortgage payments on comparable properties are often close to — or sometimes less than — rent, especially when factoring in appreciation and the ability to refinance or sell in the future.
So Which Is Better?
Buying tends to make sense when:
- You plan to stay put for several years
- You value payment stability
- You’re focused on long-term wealth building
Renting often makes sense when:
- Flexibility is a priority
- Your timeline is uncertain
- You’re strategically saving for a stronger purchase
The bottom line: The smartest move isn’t following a rule — it’s running the numbers for your situation.
